New tenant set up fee – 50% + VAT of the first month’s rent. This includes the following:

• Marketing of the property on rightmove.com
• Advising the landlord of their legal obligations when letting property
• Arranging where required all relevant safety checks/risk assessments, installation of smoke detector system
• Conducting viewings and providing feedback
• Vetting of a prospective tenant (credit check, employer reference and landlord/letting agency reference)
• Preparation of a detailed photographic property inventory
• Preparation of the Private Residential Tenancy Agreement and accompanying notes
• Collecting the tenant’s deposit and submitting it to a tenancy deposit scheme (Safe Deposits Scotland)
• Arranging the transfer of the utilities and council tax to the tenant’s name

We do not offer a ‘tenant find only’ service.

Ongoing property management fee – 11% + VAT per month.

We do not charge any additional fees for landlords and no fees are charged to tenants.
